How do your prices compare to those I would get from an
estate agent?

80% up to a maximum of 85% of the open-market value.

percentage do you buy below the market value?
A. As mentioned above, On average our offers are around
20% below the market value of your house. We assess the
market value of your house by using many tools including
online and drive-by valuations. We then make an offer to
you, which will also take into account your
circumstances and whether you wish to sell and rent back
or just sell up and go. If you do decide to sell and
rent back then how long you want to rent the property
back for. It's then entirely up to you if you want to
take our offer or not. Alternatively have a think about

Will my estate agent mind if I sell direct to Cash Buyer
Birmingham?
A: It is probable that they will not be very happy about
loosing their commission, but you must remember that
your quick sale is more important. We always advise that
you read your estate agents agreement and give the
correct notice.
Q. Do I need a Solicitor?
A. Yes you will. We are happy to pay the solicitors
fee and would usually appoint a
solicitor for you in most cases and
settle the bill directly with them.

A: You don't have to do anything. Your solicitor will
talk to them and arrange for their loan to be paid.

A. We will revert to you with our offer within 48
hours of you contacting us
Q. How much will it cost me?
A. Absolutely Nothing. We do not charge any fees. You
will not pay any Agents Fees Valuation Fees or Legal
Fees whether you use our solicitors or your own. There
are NO Costs at all for you.
Q. How long does the process take?
A. We can exchange within 24 hours if speed is vital
to you. From the time of agreeing the sale of your
property to completion is typically 4-6 weeks, we can
complete within days, if required.
Q. If I wish to sell and move on, How long do I get
before have to vacate my property?
A. This is something for you to consider, as you have
to decide on your own time scales. We are totally
flexible, we offer the sale and rent back option as well
which is available to all sellers who wish to remain in
their homes after the sale.
Q. What will happen if
I accept your offer and then decide not to proceed?
A. This is not a major issue for us. We understand
that your circumstances may change!

In terms of sell and rent back. How can I be won't evict
me in 6 months...
A. Well we can put you in touch with some of the people
that have been renting back from us for a while, they
will tell you we're not about that. We have a reputation
in the market place for good honest dealing including
offering long term tenancies and this wouldn't last very
long if we went back on our word! We are in fact all
about keeping properties tenanted, and the very best

If I sell and rent back, how much will the rent go up...
A. We do not make any false promises that the rent will
not go up because that's clearly not realistic. As a
policy we raise our rents up once every two years by
6%. Example a £500 per month rental will go up by £30
in two years.
Q.
If I decided to sell and rent back – Who is responsible
for the maintenance on my house?
A. Any buildings related issues with your property will
be taken care of by our maintenance teams. You're also
free to decorate the house how you wish.
All we ask is you don't make
any major changes without consulting us first.
It's your home; we want you to
continue to treat it like a home. But rest assured, if
you have ANY buildings related problem, they are down to
us (that includes buildings insurance).
Q. Are
you a responsible landlord?
A. Yes we believe so. Your home will get annual checks
and anything that fails any of these annual checks will
be replaced. Your only responsibility is to pay your
rent.

I'm not certain about the whole process, what should I
do?

there is no pressure
We absolutely do not engage in pressure sales, we
don't want to and we don't need to. It's entirely your
choice if you wish to take our offer or not. Any offer
we make on your property does not change as the offer is
fully valid for 28 days. Even if you can't decide within
the 28 days, simply let us know and contact us when you
are ready.
